The National, originally completed in 1965 as the First National Bank Tower, has been reimagined as one of the largest and most ambitious adaptive reuse projects in Texas. Once the tallest building west of the Mississippi, the 52-story tower in downtown Dallas has been fully transformed without losing its original identity. The restored structure now includes the 219-room Thompson Hotel and 324 high-end residences. The program extends across 1.5 million square feet and includes a rooftop pool, full-service spa, fitness center, and multiple dining venues. Monarch, Kessaku, and Catbird anchor the culinary offerings, each contributing to the building’s renewed energy and downtown presence. A defining feature of the restoration was the careful removal and reinstallation of nearly 18,000 original marble panels. Sourced from the same quarry as the Parthenon’s stone, each piece was restored by hand and returned to its place on the facade. The residential levels were built with daily life in mind, offering amenities such as private theaters, a golf simulator, indoor-outdoor dog park, and dedicated wellness spaces. These features were planned as core parts of the living experience. The National's transformation builds on its history, representing both dallas' past and future. |
