Three Hundred Pearl is a mixed-use residential and commercial tower in the East Quarter, a district at the intersection of Deep Ellum, the Farmers Market, Downtown, and the Central Business District. The project is part of a broader plan to restore and activate the surrounding urban fabric, restoring the existing 18 historic buildings of East Quarter. The tower includes 336 luxury multi-family units, 180,000 gross square feet of office space, 200,000 gross square feet of class AA commercial office space, and 25,000 gross square feet of ground-floor retail. The multi-family residential lobby, lounge, co-working space, and leasing offices are located in the fully restored, 100-year-old Meletio Electric building, preserving original character while serving new functions. Multi-family residences are comprised of a range of studio, one-bedroom, two-bedroom, and three-bedroom unit layouts, along with a collection of penthouses offering high-end finishes and expansive views. Interiors reflect a balance of modern design and the surrounding architectural context, with materials and finishes that feel clean, durable, and locally grounded. Amenity spaces are integrated throughout. The eighth floor features a rooftop zero-edge pool with views of the Dallas skyline. Residents have access to a boutique fitness center, private lounges, and curated common areas. The fitness center is housed in the restored Meletio Electric building, along with Leather Apron, which is a private social club with a private bar and lounge only available to the East Quarter district residents and office tenants. Ground-level dining and retail spaces directly engage with the sidewalk and surrounding neighborhood. Chef-driven restaurants and locally curated retail add to the energy of the street and connect the building to the broader East Quarter community. The architecture blends the industrial character of early twentieth-century Dallas with new construction that meets contemporary performance and sustainability standards. The double-height lobby features natural wood, stone, and exposed steel detailing carried over from the adjacent restored structures. Three Hundred Pearl is positioned across from Harwood Park, a new public space developed in partnership with local organizations. The park enhances the walkability and livability of the area, reinforcing the building’s role as both a residential address and an urban anchor. This project reflects a larger commitment to integrating new development within a historic district. It is not just a standalone tower but part of a growing, connected neighborhood that links Dallas’s past to its present through thoughtful design and execution. |
